Bryan and College Station read as one market, but they’re two different jobs.
Bryan’s housing runs older — mid-century and earlier, including the older streets near downtown. Those roofs are usually simpler in shape but longer in history. College Station skews newer and far more investor-owned, with much of it running as student rentals.
That second category has a scheduling problem nobody names out loud. August is the worst possible month to have a roof open on a rental, and the window between leases is narrow. If you own rental property here, give us your turnover dates first and we’ll build the schedule around them.
Brazos County also sits close enough to the Gulf that humidity and rainfall matter more than they do up north. Attic ventilation and moisture in the deck are worth checking here even on a roof that has never seen hail.
